The migration factor acts as an opportunity for those regions

Therefore, when the number of people increases in a particular city, the demographic scale also increases, the demand for housing increases. At this time, the housing market in that area/region/city is experiencing a shortage, which leads to an increase in real estate prices; if the opposite were the case, housing prices would fall.

Secondly, housing prices are also significantly affected by the age distribution of urban special database residents, for example, the share of the working-age population and the age of the population.

In the case of the Ukrainian real estate market, where the largest number of Ukrainians have moved, despite the statistics of the greatest destruction in those regions.

Thus, according to the Information and Computing Center of the Ministry of Social Policy of Ukraine (2024), as of February 24, 2024, Kyiv and Kyiv region received the largest number of internally displaced persons (IDPs) in the amount of almost 600 thousand families alone, including 150 thousand children. Donetsk and Kharkiv regions also received the number of IDP families, which exceeded 400 thousand in each region. However, in Kharkiv region, the number of IDP children is twice as high as in Donetsk region. That is, in Kyiv, Kyiv, Donetsk and Kharkiv regions, the highest demand for housing.

However, the migration factor affects the balance of supply and demand in the real estate market, which creates a certain burden on the infrastructure.

As of January 2024 (Ministry of Finance of Ukraine, 2024), the highest average cost of 1 m² was recorded in the capital and amounted to UAH 51,377 (taking into account all types of apartments by number of rooms). However, in 2023, the highest percentage growth in the average cost of 1 m² (40%) was observed in Zhytomyr region, while in Kharkiv and Zaporizhia regions, a decrease in the average price of 1 m² in a new building was recorded, respectively, by 14% and 20%. Analysts of the Ukrainian marketplace Dim.ria noted a decline in supply on the secondary sales market in the capital and Kyiv region by 86% in January 2024. At the same time, in Mykolaiv and Cherkasy regions, the number of ads increased by 35%.
